We furnish it, file the permits, list it, and run it — every message, every turnover, every guest. You own a property. We'll make it a business.
No contracts to start. We look at your place, tell you what it could earn, and you decide.
An ADU, a guest house, a unit between tenants. You know it could earn. You don't know where to start, and every article says something different.
LA has real rules and real fines. You've heard stories. You'd rather not find out the hard way what a $2,000-a-day mistake looks like.
Midnight messages. A cleaner who cancelled Sunday morning. A lockbox code nobody has. It worked — it just cost you every evening.
Most owners start with the setup and stay for the management. Some just need the paperwork sorted. Your call.
An empty room and a hosting business are two different things. We close the gap.
LA is not a city where you “just list it and see.” We handle the filing end to end.
This is the job. We do it every day, for forty other places.
Usually two to four weeks from first call to first guest.
Free, in person, no pitch deck. We tell you what it can realistically earn, what it needs, and whether the rules are on your side. If it's not a good fit, we'll say so.
One document: what we'd do, what it costs, what you'd earn. No surprises later, no line items that appear in month three.
Furniture, photos, permits, listing. You approve the look and sign what needs signing. We do the rest.
Guests start arriving. You get a monthly statement and a person who picks up the phone.
Most owners get this wrong. Here's the short version — and yes, we handle all of it.
Per year. City of LA Home-Sharing registration. Your registration number has to appear on every listing you run.
Primary residence only. Under the Home-Sharing Ordinance you can only host the home you actually live in, six months a year or more.
Nights a year. The standard cap. Want more? There's an Extended Home-Sharing permit — more requirements, higher fee. We file those too.
Transient Occupancy Tax on stays of 30 nights or fewer, remitted monthly by the 25th. Miss it and it compounds.
Rules differ by city. Culver City, West Hollywood, Long Beach and unincorporated LA County each have their own. The first thing we do is tell you which set you're actually under.
We don't put a number on a place we haven't seen. Every quote comes after the free walkthrough — and it's the only number you'll get.
Or take one piece on its own
No long lock-in on management. Thirty days' notice and we hand everything back — listing, codes, calendar, guest history.
We're not a management platform with a support ticket queue. We're a family in Culver City that has been running short-term rentals in this city for years — our own places first, then other people's.
Forty-odd properties later, the job hasn't changed: answer fast, stay on top of the details, keep it legal, and treat someone's house like it's yours.
You get a phone number, not a portal. When something breaks at 11pm, a person you've met picks up.
Yes — the name works twice. We're Polish, and we polish places.
We're in Culver City. We drive to your property. We know which block gets the airport traffic and which one doesn't.
We learned this by hosting, not by buying software. Every rule we give you is one we follow on our own places.
Big events are nice. The World Cup is nice. But a rental that only works six weeks a year isn't a business. We build for the other forty-six.
For City of LA Home-Sharing, yes — it has to be your primary residence, six months or more a year. Other cities and unincorporated LA County have different rules, and some properties qualify under different categories entirely. That's the first thing we check for you, before you spend anything.
It depends on the neighborhood, the bedroom count, and how well it's set up — we won't guess at it in a web form. The walkthrough is free and ends with a real number based on what's booking near you right now.
Even easier. We take over the existing one, clean it up, re-shoot if the photos are hurting you, fix the pricing, and keep your reviews and Superhost status intact.
No. Thirty days' notice, either direction. We hand back the listing, the codes, the calendar and the guest history.
You own it, we source it. We plan it, buy it, deliver it and build it — and we bill the furniture at cost. Our fee is for the work, not a markup on a sofa.
We find out why and fix it. Most rejections are missing documents, not real disqualifications. If your property genuinely can't be registered, we'll have told you that at the walkthrough — before you paid us anything.
Yes — across LA County. Culver City, Inglewood, the Valley, the Westside. Rules change from city to city and we track them.
Free walkthrough, honest numbers, no pressure. Worst case you learn what your property is worth.
